SEO and Site Design | One Uproar

This article is based on ?Ranking #1: 50 Essential Tips to Boost Your Search Engine Results? written by James Beswick and published by One Uproar.

A website is a collection of web pages and although Google ranks individual pages rather than entire sites, how these pages are interconnected and managed has an impact on SEO. Many of the tips are common sense from the perspective of making the visitor experience as good as possible, but the vast majority are not implemented by a surprising number of sites.

Checking the load time of your site

The basic problem is that slow sites drive visitors away, and since there?s no guarantee how fast a visitor?s connection will be, it pays to optimize your web pages to make them as small as possible. There are range of tools that can help you do this.

Patience is not a virtue on web pages. In fact, pages that load slowly drive visitors away, so test your site using free tools to find potential bottlenecks.

One frequently overlooked factor is that users have different ways to connect to the Internet, all of which have different speeds. If Internet connectivity is like the water supply, a T1 corporate connection is like a water main coming into the building, whereas dial-up can be like more like a shower with no pressure. Just because your connection is fast, don?t assume your visitors experience anything like the same speed.

Using tools such as WebSiteOptimization.com?s Analyzer?or Pingdom?s speed test page, you can test your site for pages that are slow to load. This tool will examine a web page?s assets (HTML, CSS, image and media files) and provide a ?Good vs. Bad? summary together with recommendations for improving speed. It?s also always worth reading?Google?s advice on improving pageload time.

Validating your web pages

Browsers work on standards-based languages, so you should validate your web pages to ensure compatibility across the broadest range of browsers.

There are rules defining how HTML is used ? if your site has poorly formed code, it may hinder the attempts of search engines to read and understand it.

Unlike a Word document or PDF, there?s no concept of a fixed or accepted version of a webpage, which will change its appearance depending on operating system, browser type, browser version, installed fonts and user preferences. Good code can help bridge these differences and make a page look broadly the same all the way from Chrome on a Netbook to Safari on a Mac.

Search engine spiders and browsers are surprisingly resilient at reading bad code and making it work, but any errors become visible when comparing the same website in different browsers. The World Wide Web Consortium (W3C) is responsible for defining the standards behind HTML, and major browser developers such as Microsoft, Mozilla and Google adhere to these standards to ensure sites appear the same across browsers (and operating systems).

Avoid Flash, frames ? and Ajax

100% Flash sites are inherently bad for on-page SEO. Frames-based sites are also not search-engine friendly, but thankfully seem to be going out of fashion. Learn why Flash, frames and even Ajax are problematic for search engine spiders.

Flash brings real interactivity and media to websites. Unfortunately, it brings headaches for SEO since search engines can?t see it.

This topic surfaces repeatedly in the SEO community, but it?s still surprising to see how companies will invest $100,000 in a Flash website with the express intention of improving their search engine ranking. There are some really innovative Flash sites out there demonstrating real creativity, but while they will often be more interactive and, well, ?Flash? than traditional HTML/CSS sites, they will always rank lower in SERPs.

100% Flash websites don?t rank well in search engines.

The text and images of a Flash object are stored as a binary format so the animation you see in the final rendered version doesn?t exist as ?readable? text in the containing HTML or FLV files. While Google and Adobe have both been getting better at making Flash movies more searchable, it?s still the case that Flash sites rank poorly by comparison for 2 key reasons:

  • Google?s sophistication of looking beyond keywords to understand context is lost in metadata used to describe the movie content. A 100% Flash site may contain dozens of page with visible text content, but this will be summarized as a handful of keywords at the file level. In many cases, designers don?t include the metadata at all.
  • Great designers often don?t know much about SEO (sorry, but it?s true). In the book?s example, screen-captured from an unnamed 100% Flash site, the TITLE attribute is the default value ?Intro?, and it?s missing a META DESCRIPTION. A search engine has no chance of understanding that this site is for a national bar chain specializing in jazz and martinis.

At its most basic level, SEO is largely a text-driven business and robots can?t read images and Flash well. Most Flash sites don?t integrate well with Google Analytics (which is possible, but rarely done), making it difficult to collect metrics on where users are clicking and what pages within the site are the most popular. It?s also not possible to bookmark individual pages so the entry point into the site is always the same.

Use a CMS and add a blog

Content management systems take the heavy-lifting out of website design and content management, but also can be good for search engine optimization. WordPress can be used to add a blog to your site ? find out why blogs can have a transformative effect on your search engine rankings.

A good CMS will manage your layout, content, databases and user interaction ? if you are building a new site in 2010 and beyond, chances are you need a CMS.

SEO is about content ? not just any old content, but changing and dynamic content that is timely and relevant. This means that the old days of 5-page static websites simply don?t rank well anymore (unless they?re for very niche, uncompetitive keyword phrases), and you need to be able to create, delete and update pages regularly without going back to your web designer.

There?s no easier way to do this than using a Content Management System, such as WordPress, Drupal or Joomla (there are many others but these are all free and well supported). The CMS acts as a container for everything on your site, and manages much of the mundane housekeeping that otherwise you would have to deal with. By and large, CMS-driven sites are inherently friendly to search engines and handle the technical side of serving pages, and ? not surprisingly ? managing content.

There are web design companies who shy away from these technologies because they simplify the web design process (resulting in less work!) but don?t be discouraged ? just because it reduces their fees doesn?t make it bad choice for your website. And in choosing a CMS, you?re keeping good company: content-rich sites such as CNN, the New York Times, WSJ.com and MTV.com are all based upon CMS platforms (WordPress in these cases). These off-the-shelf solutions will handle your site more easily and effectively than a platform you build from scratch.

Navigation and sitemap

Visitors are turned off by poor navigation, but search engine spiders often can?t find (and therefore index) orphaned pages. Learn the tips to ensure ?your site?s navigation is logical to visitors and search engine-friendly.

Good site design starts with the end user in mind and a good user experience directly translates to a good reputation in search engines.

Poor navigation is one of the major reasons that visitors leave sites and pages don?t get indexed.?How many times have you been on a website and not been able to find pages that you thought should be obvious? Websites by their very nature are a collection of pages linked together by a navigation system and when that system is poorly designed, it?s much like a road system with poor signs and unexpected turns ? the visitor (or driver) ends up in the wrong place, misses their turn and gets frustrated. Web usability author Steve Krug puts it elegantly in his book titled Don?t Make Me Think when he observes that poor navigation makes us stop and think, whereas well designed navigation is almost invisible.

Examples of poor navigation are not hard to find and while it?s relatively rare to see bad navigation built to a brand new site, it seems to develop and deteriorate as more content and pages are added without any thought to the overall page-to-page linking. Frustration is a major reason why users give up on websites, so it?s essential to maintain obvious navigation even as your site gets larger.

Website owners often imagine that everyone will be coming in through the front door ? otherwise known as the home page (e.g. http://mysite.com) ? but site statistics tend to prove otherwise. While the bulk of your traffic will point to the top-level domain when the site is first launched, as you gather more inbound links and increase your online reputation, a growing percentage of hits will be targeted to individual pages nested in your site.

Olympus, whistleblower reach settlement in Britain

TOKYO (AP) ? Olympus Corp. has reached a settlement with whistleblower Michael Woodford who had been suing over his dismissal as chief executive of the Japanese camera maker.

Woodford, a Briton, was fired in October after he blew the whistle on dubious accounting at Olympus. The Tokyo-based company has acknowledged it hid 117.7 billion yen ($1.5 billion) in investment losses dating back to the 1990s.

Terms of the deal reached Tuesday were not disclosed as a condition of the settlement, both sides said. The company said Wednesday its board must also sign off on the settlement.

"Hopefully today is a closer. A line has been drawn, and the company can move on and I can," Woodford told reporters in London.

The case had been set to go before a British employment court Monday, but that got delayed.

Woodford said a board meeting was set for June 8, but Olympus declined to confirm that. Woodford said he could not give details of the agreement.

Woodford, a rare foreigner to lead a major Japanese company and the first at Olympus, has conceded he has given up on any comeback at the camera and medical equipment maker.

Three former Olympus executives, including the company's ex-chairman, were arrested earlier this year on suspicion of orchestrating the cover-up. The company has carried out its own investigation and is suing some executives for damages.

Woodford has been praised by some Japanese as courageous in bringing dubious old-guard company practices to light. Others have criticized his methods as too confrontational. He has appeared often on Japanese media, and the public response has been overwhelmingly warm.

(AP) ? Two big swings and one last 98-mph fastball left the Atlanta Braves with a giant sigh of relief.

Dan Uggla hit a three-run homer and Michael Bourn also went deep Tuesday night, leading the Braves to a 5-4 win over the St. Louis Cardinals that snapped an eight-game losing streak ? Atlanta's longest in more than two years.

"This is not an indication of what's going to happen the next day or the next week or the next month," Uggla said. "But it definitely snaps the feeling of, 'Aww, man, are we ever going to win again?'"

Bourn led off the bottom of the first with his fifth homer of the season, tying a career high. Uggla made it 4-0 in the third, sending one into the seats in left-center. The Cardinals closed within a run in the seventh, but Eric O'Flaherty and Craig Kimbrel each worked one perfect with two strikeouts to preserve the win.

Kimbrel earned his 14th save in 15 chances, ending the game by fanning Matt Holliday on a fastball that clocked 98 mph. The right-hander pumped his fist and slapped hands with his teammates, everyone looking as though a weight had been lifted.

"Everyone knows how bad we've been scuffling," Uggla said. "When you get that first one, it eases the tension, eases the pressure. We know what it feels like to win again. It was obviously a big night for us."

Randall Delgado (3-5) worked into the sixth, allowing three runs, and the Cardinals got closer in the seventh on Yadier Molina's third RBI of the night, a run-scoring single. He went 4-for-4, including a solo homer.

Moline liked the previous day better, when he had just one hit but the Cardinals won.

"I feel good," said Molina, who is hitting .560 (14-for-25) with three homers and 11 RBIs during a six-game hitting streak. "At the same time, I'd trade my 1-for-5 from last night and the win and not take the 4-for- 4 and the loss."

Jake Westbrook (4-4) struggled to keep his sinker down and lasted only five innings.

"That's a couple of games in a row I've put us in a hole," he said. "I've got to do a better job. With the sinker that I have, that should keep the ball in the yard."

The Braves shook things up before the game, sending reliever Kris Medlen to the minors so he could stretch out his arm and return to the big leagues as a starter. He was replaced on the roster by speedy outfielder Jose Constanza, who started in left and batted ninth ? ahead of Delgado ? as manager Fredi Gonzalez looked for ways to shake the team out of its worst slump since a nine-game winless stretch in April 2010.

"Why not?" Gonzalez said.

The unusual lineup paid off in the fifth, when Constanza led off with a single, moved to second on Westbrook's errant throw to first, raced to third on Bourn's deep flyout and sped home on Westbrook's wild pitch. That gave the Braves a 5-2 lead, which turned out to be just enough to hold off the Cardinals.

"He brings the team a little energy," Gonzalez said of Constanza, who also sparked the Braves last season after being called up.

Molina had his third four-hit game of the season. He began the comeback with a run-scoring single in the fourth, when St. Louis scored twice to halve Atlanta's lead to 4-2. Molina followed in the sixth with his eighth homer, a one-out shot into the left-field seats. Then, in the seventh, he came through again with an RBI single to right off Jonny Venters, making it a one-run game.

But Venters, whose struggles have apparently cost him his role as the eighth-inning setup man to Kimbrel, escaped the jam by striking out Matt Adams with runners at first and third.

"Jonny made some strides," Gonzalez said. "He got them hitting ground balls. Now we've got to work on getting them to hit ground balls at somebody."

Westbrook gave up only five hits, but the long ball sent him to his fourth straight start without a win. Bourn drove a 2-2 pitch into the seats to start the Atlanta first, tying the career high for homers that he set with Houston in 2008. There's plenty of time to take down that mark, with four months left in the season.

"I'm not trying to hit home runs," Bourn said. "They just come when they come."

Bourn took the more customary leadoff role in the third, working Westbrook for a one-out walk. Martin Prado singled on a hit-and-run and Brian McCann grounded out before Uggla came through with his eighth homer.

Notes: The Cardinals outhit the Braves 10-5. ... Gonzalez didn't say who Medlen will replace in the rotation once he returns from Triple-A Gwinnett, but left-hander Mike Minor (2-4, 6.98 ERA) is the most likely candidate to get bumped. ... Atlanta also snapped a streak of four straight games giving up at least seven runs. ... Skip Schumaker's single in the fifth extended his hitting streak to seven games.

5 Reasons Why Joomla Is Ideal For Any Web Development Project

Joomla was founded in 2005, as a new browser-based software and revised form of Mambo.? Since then it has developed and grown by leaps and bounds.? It is a content management system (CMS) that many developers use as a simple blog, news website or even in complex developments such as an online community platform with user blogs, multimedia functions, downloads, etc.

The following are 5 reasons why Joomla Web Design is the right choice for any web development project:

1 - Development Flexibility of Core Software
It is free to download and use, and it is open source.? This gives developers the opportunity to study its code and software system.? The core software is a complete CMS and can be used immediately after installation as is.? With no additional third-party extension, it is already scalable and can handle many development types from simple blogs to elaborate news websites.

2 - Wide Variety of Third-Party Extensions
Although Joomla's core software is already efficient on its own, web features and functions are developed all the time.? To integrate latest feature trends into Joomla Web Design, a very large variety of third-party extensions are available.? This includes both free and commercial complete components, modules, and plug-ins.? There are also numerous theme development frameworks to offer increased functionality.

3 - Search Engine Friendly System
It is possible to enable search engine friendly URLs in Joomla, through the settings on the administration panel.? Title tags, meta description, keywords, semantic HTML, structured navigation, and having an XML sitemap are all features that are possible in Joomla that helps maximize its performance in the search engines.

4 - Large Community and Solid Support Team
There are thousands of Joomla users online, many of which are developers and they are very eager to help those who are encountering issues with a certain function or bug.? Many users will also gladly help new administrators with any questions or design tips.? They can be found on the Joomla Web Design ?community forum, webmaster communities, and individual blogs.

5 - User-Friendly Admin Panel
Joomla's admin panel is easy to understand, even for people who are new to administrating websites.? The system separates the different functions with navigation menus, just like most websites today.? These menus have dropdown submenu items which then direct the admin to each configuration option.

A new study suggests that aspirin and other similar painkillers may help protect against skin cancer. Published early online in CANCER, a peer-reviewed journal of the American Cancer Society, the findings indicate that skin cancer prevention may be added to the benefits of these commonly used medications.

Previous studies suggest that taking nonsteroidal anti-inflammatory drugs, or NSAIDs, which include aspirin, ibuprofen, and naproxen, as well as a variety of other nonprescription and prescription drugs, can decrease an individual's risk of developing some types of cancer. Sigrn Alba Jhannesdttir, BSc, of Aarhus University Hospital in Denmark, and her colleagues looked to see if the medications might decrease the risk of the three major types of skin cancer: basal cell carcinoma, squamous cell carcinoma, and malignant melanoma.

The researchers analyzed medical records from northern Denmark from 1991 through 2009 and identified 1,974 diagnoses of squamous cell carcinoma, 13,316 diagnoses of basal cell carcinoma, and 3,242 diagnoses of malignant melanoma. They compared information, including prescription data, from these patients with information from 178,655 individuals without skin cancer.

Individuals who filled more than two prescriptions for NSAIDs had a 15 percent decreased risk for developing squamous cell carcinoma and a 13 percent decreased risk for developing malignant melanoma than those who filled two or fewer prescriptions for the medications, especially when the drugs were taken for seven or more years or taken at high intensity. Individuals who took NSAIDs did not seem to benefit from a reduced risk of developing basal cell carcinoma in general, although they did have a 15 percent and 21 percent reduced risk of developing this type of cancer on less-exposed sites (body areas other than the head and neck) when they took them long term or at high intensity, respectively.

"We hope that the potential cancer-protective effect of NSAIDs will inspire more research on skin cancer prevention," said Ms. Jhannesdttir. "Also, this potential cancer-protective effect should be taken into account when discussing benefits and harms of NSAID use."

Salt Lake City Real Estate Marketing via Aerial Videography Now ...

Executives at Birds Eye Films, Inc. today announced a new Salt Lake City real estate marketing aerial videography service.? The company's videographers use remote controlled helicopters to capture close-up aerial videos of homes, commercial properties and land.? The service is incredibly affordable and helps REALTORS? sell properties easier and faster.

Eden, Utah ? Executives at Birds Eye Films, Inc. today announced a new Salt Lake City real estate marketing aerial videography service.? The company's videographers use remote controlled helicopters to capture close-up aerial videos of homes, commercial properties and land.? The service is incredibly affordable and helps REALTORS? sell properties easier and faster.

There aren't very many Salt Lake aerial photography services which help real estate professionals and the average homeowner sell properties and homes.? Until now, the service was simply cost prohibitive because of the expenses involved in renting a helicopter, a pilot and a professional videographer.? The service does however provide a unique perspective of the property that's being sold which oftentimes results in a quick sale.

The Salt Lake aerial videography service isn't limited to real estate as the company offers its services to sponsors and event planners of marathons, triathlons, bike races and skiing events.? The company's remote controlled helicopters can reach an altitude of about 1,500 feet and they can go virtually anywhere to take aerial still-photos and videos of any building, parcel of land or event.

Clients are limited only by their imagination as to how they wish to use Birds Eye Films' services.? One of the biggest benefits the company offers REALTORS? is that they don't have to pay for the service until the property sells, which is a plus for anyone on a tight budget.

Real estate professionals and homeowners who are curious about Birds Eye Films services are encouraged to visit the company's website to learn more about their work and view their pricing structure.

About
Joel and Ann Zieve have been in the real estate business for over ten years.? They now bring their expert knowledge of marketing and combine it with state-of-the-art aerial photography and videography technology together in this one of a kind real estate marketing product.

Building Bridges between the Young and Seniors | Senior In-Home ...

As parents age, it may seem increasingly hard to find things in common with them.? And finding that same common ground between your own children and their grandparents can be even tougher.? What could children and older adults possibly have in common??? Actually?quite a lot.

No matter our age, we are human, and our need for attention, consideration and nurturing does not fade as we grow older.? Everyone likes to feel valued, and we find that value not just in how we feel about ourselves, but also in how people treat us. There is no denying the gap between generations, but building the bridge to cross that gap may be easier than you think.? As with any relationship, communication is key.? Through basic interaction, your loved ones, young and old, can learn to communicate.? While it is true that you cannot simply place a ten-year-old in the room with an 80-year-old and expect them find common ground on their own, Comfort Keepers? believes there are many ways you can help cultivate that relationship, and in doing so, strengthen the bond of your entire family.

If your family lives apart from your elderly loved ones, distance can pose a challenge.? Phone calls are necessary but limiting, so encourage communication in other ways.? If the senior in your life is computer-savvy, schedule frequent video chats to discuss the most important or favorite events that happened since the last chat occurred.? Trading emails can be fun, but teaching your child the ?old timey? art of writing letters and sending them through the mail can be just as rewarding, if not more so.? Your child learns a valuable skill while your senior loved one enjoys communicating in the same, comfortable way they learned when they were growing up.? A handwritten letter or note is something that the senior can look at again and again.

For those who are able to gather often, plan family game nights of cards or even old board games like Parcheesi.? Quiet-time activities can include your mother and child coloring together or reading aloud to each other.? Planting and caring for flowers together can also provide common interest, fun, and satisfaction in watching those flowers ? and relationships ? blossom.? Create a story night, where each family member has a chance to retell a past adventure or favorite memory.

These same activities can be important between an adult child and their parent, even when younger children are not present.? In today?s world, it is not uncommon for a parent or grandparent to live with their adult child / grandchild.? These activities can be crucial to the development of balance in the home.? Interaction between generations allows each to understand the other, have fun, and look forward to spending time together. Your lives are enriched, as past family history meets present, and your family heritage never dies but becomes a bridge to the gap of many generations to come.

No matter how you build your bridge, the importance lies within the lessons learned and the value added to the relationships between children, adult children and older adults.? Your children learn to respect their elders, to be patient, and to accept people for who they are.? Your senior loved ones feel less isolated, more connected, and happier in having things to look forward to.? All age groups will come to feel the value in being considered, loved and appreciated?in spite of the limitations of their ages.? As with any bridge, success lies within its careful construction that provides valuable connections to the places and people it connects.? And, as with any bridge?the value added is a two way street.

Using Autoresponders With Internet Marketing - Internet Marketing ...

If you?ve ever dealt with an online company or subscribed to an ezine or other service on the Internet before, you?ve more than likely received an email from an autoresponder. Although you may not have realized it at the time, it was probably an email letting you know that the individual you were trying to reach isn?t available. Even though it appears that someone else sent the message, it was indeed sent from an autoresponder.

Although autoresponders are great for letting others know that you are away, they are even more valuable when used as a marketing tool. If you?ve thought about selling products or services online or if you already own your own company, you could greatly benefit from autoresponders. In the world of Internet marketing ? few tools and programs can compete with an autoresponder.

As many Internet marketers already know, autoresponders are a great way to put your business on autopilot and multiply yourself. With an autoresponder, simply set up your preset messages, and select the schedule that each individual message will go out. When messages go out is entirely up to you, you can send them out on a daily, weekly, or even monthly basis. You can also use as many messages as you want, and know without a shadow of a doubt that they will go out to those on your customer list when they are supposed to.

Best of all, you don?t even have to touch it. This will save you a lot of time, as your autoresponder will handle virtually all of your email tasks. It will follow up with your customers as well, saving you a lot of time there. If you had to follow up with each and every one of your customers yourself, it could cost a lot of time that you could easily be using for other things ? even spending time with your family.

Even if your business doesn?t have a lot of site visitors now, an autoresponder can still help you out. Even though you may not think so, it can do a world of wonders. No matter how many visitors you have, you should always strive to capture all the opt-ins that you can. The best way to do this is by providing high quality products and services that will keep your visitors intrigued. If you keep them intrigued, they will gladly sign up to your list with their email address and their name, so that you can contact them with future offers. Even though may be starting out small, your opt-in list can get really big before you know it.

Once your list has grown, it will easily become one of the most valued assets of your entire company. In order for your list to grow, you?ll need to answer emails about your products, services, company, and what you can do for your customers. You don?t need to spend all day doing this anymore, as you can leave everything to your autoresponder. Your autoresponder can answer all of your email questions and give customers what they want ? which will help your company grow.

Almost all autoresponders will enable you to send broadcast messages to your entire client list among other things. They will also let you stay in touch with your customers and establish relationships that will keep your customers coming back. No matter how big or how small your company may be ? an autoresponder is one investment that you is more than worth your money.

To Your Success

For Sale By Owner Mistakes ? Real Estate Chat by Melinda

A long-time client of mine called me the other day and said, ?Melinda, you need to write something about why it?s a stupid idea to go ?Fsbo? (otherwise known as, ?For sale by owner?)?.? I guess she has seen quite a few failures?in her time, and was a little frustrated that someone she loved was possibly making?a similar?mistake.

Be sure to have a good Realtor on your side.

Well??? There are?thousands?of articles?out there in Web-World about the fallacies of attempting to sell a home yourself.? I really don?t feel much like repeating these easily attainable?facts and statistics.? Instead,?I think I would like to share one thing that?might impress upon you, the reader,?the benefit of hiring a professional; a Realtor.? It?s called expertise.? Here is just one example:? Since this scenario is based?on a true story, I have?changed the names (and numbers)?to protect the innocent :-) .

Barbara and Ken called me to?list their home.???It?s?was a?gorgeous little house that has been well-loved and maintained.? Unfortunately, they had only bought the home a few years ago,?and the market?values were higher at that time.??Subsequently,?the home?was barely worth what they originally paid for?it.? Their only hope was to sell the home and not?owe?any money at closing.

Looking carefully at the numbers, I determined that the market value of the property was somewhere between $115,000 ? $120,000.? ?Nevertheless, this home was very well-maintained, and I could see that aesthetically, it would be very appealing to a prospective buyer.? I suggested a list price of $124,900 taking into consideration that my seller may have to negotiate, as well as the likelihood that I could push the value up slightly due to the appeal of the home.??We were hoping to sell it for about $122,000.? My question wasn?t ?if? I could sell the home, it was ?if? I could get it to appraise.? My biggest hurdle was?the numerous homes in the?neighborhood that had sold for less (many foreclosures).? I only had a couple of homes that had sold that would assist me to $115,000, maybe the?$120,000 range.?? Unfortunately, in today?s market, a home must appraise for the sales price or you are likely back?on the market with a whole lot of wasted time, effort, and money behind you.? Correct pricing is essential.

Amazingly enough, Barbara and Ken received an offer immediately.? Literally, the first day.? The offer was for?$124,900, however the buyer wanted the seller to pay a portion of their closing costs, approximately $4000.00.? This all sounds pretty good, right?? Basically the offer was $121,900 to them.?? I was concerned that if the buyer didn?t?have enough money to pay their own costs, and the home didn?t appraise, Barbara and Ken would be left making a very difficult decision.? Therefore, after quite a bit of discussion and feeling very confident,?Barbara and Ken decided to counter this offer?reducing the amount of closing costs to?only $1,500.? What would the buyer say?

First of all, the buyer?s agent immediately called and stated that she didn?t think the home would appraise.? My comment?in return was that if she was worried about it appraising, why would the buyer want to raise the price by rolling in closing costs at all?? Take the closing costs out of the equation.? Before I could hear back from this agent, I receive?another call.? Another agent was sending me an offer.? The decision was made to inform both agents that they were?in a ?multiple offer? situation (did I mention that I?love when this happens?).

When the second offer arrived, it was for $130,000 with the seller paying $5000.00 in closing costs for the buyer.? In Barbara and Ken?s eyes this was fantastic!? They just received a more than full-priced offer!?? It was $1,600 better than their counter offer to the first buyer!

While we waited for a response from both parties,?I received a third offer.? The third offer was much less than the previous two.? Again, the decision was made to inform the?agent?that he was in a multiple offer situation.? However, I assume since he did not respond, that his client did not want to adjust their offer.?? therefore, they were not considered any further.? Finally, the first buyer returned with an offer that was equal to the seller?s original counter to him; $124,900 with the seller paying $1,500 in closing costs.? What would they do?

Here is where the expertise comes in:

Barbara and Ken now had two good offers on the table.? The first was $124,900 minus $1,500 in closing costs.? The second was $130,000 minus $5000.00 in closing costs.? Obviously, the second offer was more money to them.? Nevertheless, here are a couple of facts they had to take into consideration:? #1) The comps in the neighborhood did not bear out a value over $120,000 ? $122,000.? $124,900 was already stretching the envelope.? #2) The offers presented were their ?best? offers.? This indicates that both buyers needed the closing costs they requested.? Without them they would not be able to close.

Due to these facts, several scenarios were played out across the dinner table.? What would happen if the home did not appraise for the full sales price of $130,000?? What if it appraised for the more likely price of?$124,000?? If the second buyer still needed $5000.00 in closing costs (which they most likely would), this would reduce the price to the seller to $119,000.? Using these same numbers, if the seller accepted the first offer and the appraisal came in at $124,000, the price would actually be $122,500, a loss of only $900.00.

Was the possibility of gaining $1,600.00 worth the risk of possibly losing as much as $3,500.00 ($122,500 ? $119,000 = $3,500)?? Since the likelihood of the home not appraising was high, Barbara and Ken decided to accept the first offer.

So, you may be asking, what does this have to do with ?For Sale By Owner Mistakes??? Accepting to over-inflate the?price for?a home that is well-over the actual market value is a common error.?? I sometimes feel like the stated ?sales price? somehow?impresses the seller and makes him feel like he?s getting a better deal than he actually is.? Yet, the worst part?is?that when the home doesn?t appraise for the sales price, the deal often falls apart.? Even if the seller is able to rescue the deal and reduce the price to meet the appraised value, he may have already given other concessions to the buyer that he ordinarily would not have given, except that he thought?it was such a good deal.? As mention before, time, effort, money, and sometimes even other good offers, are lost due to this mistake.

On the other hand, I often have the seller of a property in this situation ask me, ?If the house doesn?t appraise,?can the buyer pay the difference himself??? Let?s think about this.??It?s not rocket science.? This is really about common sense.? Are we asking ?can? the buyer do this, or?will the buyer do it?? Yes, the buyer could pay the difference.? Yes, I am sure that in the past, a buyer has?wanted a property so badly that he was willing to pay more for it?than it?s appraised value.? However, in nearly 20 years of selling real estate in the DFW Metroplex, I have only had this happen once.? The difference was $1,000.00 and the buyer determined that he would lose about that same amount if he didn?t do it.? He, of course, had the money.? More often than not, however,?the seller has had to either reduce his price,?take his house off the market, or attempt to resell the home at the appraised value.

I don?t know about you, but when I go to the grocery store, or I?m shopping for a car, or even when I?m looking for a hotel room, I?m looking for a good deal, but I?m willing?to pay a fair price.? Rarely, if ever, would I?deliberately choose to pay more for something than I know it?s worth.??If there are two bars of soap, of equal size, shape, smell, and feel, I?m not going to pay $1.00 more for one, just?because it?s already in my cart.

Nevertheless, I digress?.the point of this story is that sometimes wishful thinking will over-rule good common sense.???Your Realtor is the professional.? It?s their expertise that will guide you to success, and steer you far away from sure failure.

You may be wondering now, ?So, what did it appraise for??? The final appraised value was $124,900; and the appraiser commented that it was all he could do to get that value.? Whew!!

The Top 10 Things You Can Do in 2012 to Sell More Books
John Kremer, JohnKremer@BookMarket.com

Here are 3 tips ? To read the rest of this article, go to my Book Marketing Bestsellers blog:?http://blog.bookmarket.com/2012/05/top-10-things-you-can-do-in-2012-to_22.html

2. Create a Viral Video.

I?m not talking about the bland book trailers many authors are creating and posting. I am not talking about videos that are actually watched and shared with others.

There are three ways to create viral videos ? or, at least, to get more views for your videos: Piggyback off videos that have already gone viral (or are in the? process of going viral).

Create videos like the one showcased at blueribbonmovie.com ? a combination of great words, images, and music or spoken words. Create a YouTube channel and post new videos two to three times a week. The goal is to build an audience for your videos over time by consistently producing new videos two to three times a week.
Study the videos you like, especially the ones that get tons of views. Model those when creating your own videos.

Be sure to include your website URL (for example, http://www.bookmarket.com) at the beginning of your video? description on YouTube. For the URL to be clickable within the? description, you must include the beginning http://www.

4. Offer Free Ebooks

If you want to build up an audience for all your work and jumpstart word of mouth, give away your book as an ebook (or sell it for 99 cents) as a Kindle ebook.

Give away the ebook as a PDF or Word document on your website? (but capture the requesters email to build your email list).

More important, though, is to give away your ebook on high-traffic, highly targeted websites (targeted to your topic or audience).

You might be seeing a pattern in my advice so far

.6. Speak

Speaking builds a word-of-mouth army better than anything else. Speak locally ? at garden clubs, libraries, bookstores, Rotary clubs, poetry nights, schools, hospitals, story swaps, book club meetings, etc. Then expand out to a wider area, to nearby cities, to nearby states. Eventually, expand out to an even wider audience.

When someone hears you speak, they become a bigger fan than if they had just read your book. If they like you when they hear you speak, they will tell ten times more people than by just reading your book.

Speaking is especially effective for spirituality, mind/body/health, self-help, romance and relationships, business, how-to, and religious titles (as well as memoirs and children?s books). 95% of the New York Times bestsellers in these categories gained a lot of their sales momentum from the authors speaking over and over again.
